CONTRACT TO CLOSE
- Everything that I do focuses on protecting both you, the agent, and your clients
- In getting contracts executed, time is of the essence. I will do what it takes to get the job done right in a timely manner for you
- My main goal is to get it right the first time and not go back and forth with corrections. This protects both you and your client
- One of my other main goals is to protect you, the agent, through accuracy of the contracts, critical transaction dates, ensuring you get proper credit in MLS for the sale of the property as well as storing all docs for up to 7 years for you
- Ensure the IABS and Buyer Rep docs are signed BEFORE getting under contract in order to protect you, the agent
- Upon your approval, introduce myself as the contact person for the transaction documents to your clients, the other agent and title
- Contracts / Addendums / Misc Docs - all will be completed fully and accurately with attention to detail
- As a 15 year agent, I will look to protect you and be on the lookout for frequently missing MLS docs such as the SD, LBP, Survey, Onsite Sewer, HOA, PID, Probate, Leasebacks etc. This is sometimes a case of a weak or lazy listing agent, so If missing, this is your opportunity to present them in favor of your clients
- Work with your Broker for submitting the proper documentation and then the creation of your CDA and send to title
- Ensure/Remind the agent to perform the buyer walk through for both your protection and your clients
- Store all documents in your document storage system, usually up to 7 years
- Send all Executed docs to the clients for their files
- I do much more and my proprietary software that I developed, has a 68 point checklist I follow for the contract to close process
- This fee is handled through your Broker's CDA and title processes just like they do for your commission, so it's hassle free for you!
